Planning consent has been granted for a mixed-use business park on land to the south of the A46 Alcester Road in Stratford-upon-Avon following a public inquiry held in November 2019.
The development by IM Properties PLC, to be known as ‘Stratford 46 Business Park’, will result in significant new job creation in the area and will also facilitate the regeneration of Stratford-upon-Avon’s historic Canal Quarter by enabling existing businesses to relocate to brand new premises on a key gateway location to the town.
i-Transport has advised the developer on transport and highways matters from project inception and provided expert witness at the public inquiry. Our work involved demonstrating the acceptability of providing direct vehicular access to the Strategic Road Network (SRN) (that being a departure from the adopted Local Plan policy) as well as detailed technical assessment of existing junctions on the SRN and detailed negotiation of mitigation works and developer contributions with both Highways England and the local highway authority, Warwickshire County Council. We worked alongside SYSTRA’s Birmingham office to develop detailed designs for off-site highways works.
The Inspector concluded that the Appellant, ‘has clearly demonstrated that the departure from Proposal SUA.2 in terms of the proposed access being directly from the A46 instead of from the [Wildmoor] roundabout is justified’ and that subject to the implementation of proposed highways mitigation measures, ‘the proposal would not be harmful to highway safety’.
